Terms & Conditions

These terms apply to accommodation contracts made directly with Haus Alpzeit (Barbara & Evert Heintz, Schnann 48, 6574 Pettneu am Arlberg, Austria) for bookings made through haus-alpzeit.at. Bookings made through Airbnb or other platforms are subject to that platform's own terms. These terms are based on the Austrian General Terms and Conditions for the Hotel Industry (AGBH).

1. Conclusion of contract

The accommodation contract is concluded once we accept your booking request. A deposit of 30% of the total price is due at the time of booking. The remaining 70% is due no later than 30 days before arrival. For bookings made within 30 days of arrival, the full amount is due immediately.

2. Arrival and departure

Check-in is from 16:00 on the day of arrival. Check-out is by 10:00 on the day of departure. If you have not arrived by 18:00 on the agreed arrival date and have not notified us of a later arrival time, the booking may be treated as cancelled.

3. Prices and payment

Prices are per apartment per night and include bed linen and towels. Final cleaning is not included and is charged separately per apartment: Mittagsspitze €75, Eisenspitze €95, Hoher Riffler €150. Prices exclude the tourist tax (Kurtaxe) of €5 per person per night, which is settled on site (children under 15 are exempt). Payment is processed securely via Stripe.

4. Security deposit

A refundable security deposit is required, the amount depending on the apartment. It is paid on arrival and refunded in full on departure, provided the apartment is left undamaged and no additional cleaning beyond the normal is required.

5. Cancellation

You may cancel free of charge up to 3 months before the agreed arrival date. After that, the following cancellation fees apply (as a percentage of the total agreed price):

• —from 3 months to 1 month before arrival: 40%
• —from 1 month to 1 week before arrival: 70%
• —within the last week before arrival: 90%

We recommend taking out travel and cancellation insurance.

6. Prevention from arrival (force majeure)

If you are unable to arrive on the agreed date because arrival is impossible due to unforeseeable extraordinary events (e.g. extreme snowfall, floods), you are not obliged to pay for the day of arrival. The obligation to pay for the booked stay resumes as soon as arrival becomes possible again, provided this is within three days.

7. House rules

• —The apartments are non-smoking. Smoking is only permitted outside our property.
• —Pets are not permitted.
• —The maximum number of guests per apartment may not be exceeded.
• —Please treat the apartment and its contents with care. Guests are liable for any damage they cause.
• —Please observe quiet hours out of respect for other guests and neighbours.

8. Liability

We are liable in accordance with the applicable provisions of Austrian law (ABGB). Liability for slight negligence is excluded, except for personal injury.

9. Applicable law and jurisdiction

Austrian law applies. The place of performance is Pettneu am Arlberg.

10. Dispute resolution

We are neither obliged nor willing to participate in dispute resolution proceedings before a consumer arbitration board.
